Flexible, Negotiable Prices: Cairo West Investment Offers Office Spaces for Call Centers in “Four Corners”

Cairo West Investment (CWI) has announced the offering of dedicated administrative spaces for rent in its commercial, administrative, and hotel project, “Four Corners,” located in the Al-Hosary area of 6th of October City, targeting entities operating in the outsourcing and call center sector.

Tarek El-Ghazouly, General Manager of Cairo West Investment, stated that the company intends to offer the square meter rent price in the building designated for call center companies at flexible and negotiable rates.

The pricing will depend on the nature of the company’s activity and sector, as well as the specific finishing and equipment requirements.

In exclusive remarks to the “Ta3heed” newsletter, El-Ghazouly explained that CWI is the owner of the “Four Corners” project, with Khodeir Group being its largest shareholder.

The latter has operated in the Egyptian market for over 40 years across several fields, including industrial investment (owning Keshko Khodeir paper recycling factories in the industrial zone of 6th of October City) and Khodeir Pack, which specializes in manufacturing office products, in addition to real estate investment.

He mentioned that the company began the execution of “Four Corners” over eight years ago in several phases, with completion taking approximately four years.

CWI plans to transform the project into an integrated commercial and administrative complex in the next phase.

Four Buildings, Areeby as Consultant, and Prime Location

El-Ghazouly added that the company currently owns and manages the “Four Corners” project, situated in the heart of 6th of October City, specifically on the Central Axis.

This axis is a vital, round-the-clock commercial artery, making it a preferred investment destination for commercial and administrative activities due to its easy accessibility via various public transportation, including the Monorail.

He noted that Areeby Engineering Designs was selected as the project consultant, which is currently overseeing the execution of the “Kent” International School in O West, West Cairo, and several international hotels.

He indicated that CWI initially planned to offer “Four Corners” for commercial and administrative use only before adding the hotel component.

“Four Corners” includes four buildings, two shaped like the letter “L” with areas up to 2,000 sqm, and two rectangular buildings, each with an area of 1,000 sqm.

Negotiations for Hotel Conversion and Call Center Spaces

In a related context, El-Ghazouly revealed that the company is negotiating with several major brands to convert the 2,000 sqm building on the project’s front façade into a hotel building.

Meanwhile, it is considering offering the other two buildings, C and D, for call center and outsourcing services to companies.

He noted that CWI has completed all construction work for the two rear buildings but has not yet begun equipping them due to varying requirements based on clients’ needs.

He pointed out that the company’s plan to convert Building B into a hotel is in the final stages of signing with a major brand, while floors two to four in Building A have been allocated for administrative offices.

He revealed that the company is holding discussions with multiple parties to utilize the two remaining buildings in the rear façade, either as a call center or serviced apartments, and a comparison will be made between the two options based on price offers.

He stated that the area of a single floor reaches 1,000 sqm and is repeatable, allowing companies interested in contracting to rent multiple floors in the same building, especially since CWI is still working on the final readiness stages.

He noted that there is no wasted space in the building as it is designed in an ideal rectangular shape.

He highlighted that the area behind the project is a plot of land allocated for establishing the Modern Academy University.

He considers “Four Corners” to be strategically located: 200 meters from Al-Hosary station, 800 meters from the Monorail station, and less than 200 meters from Lulu Hypermarket, which is scheduled to open officially in February 2026.

9,800 Sqm Garage and Retail for Employees

He said the project is also equipped with a 9,800 sqm garage serving its four buildings, in addition to elevators for access to the offices, besides the plan to establish an international hotel in one of the buildings ready to host any foreign delegations.

He clarified that the ground floor of “Four Corners” is dedicated to a chain of restaurants and commercial shops in an area with high residential density and easy accessibility.

He noted that the company has obtained full utility licenses for the project and is awaiting client requirements to meet their specific design needs.
